After the initial consultation and proposals a detailed site survey is carried out on the existing building. From this proposed plans can be produced, and planning permission and building regulations approval obtained.
This portion of work is often also carried out by an architect commissioned by the client, in which case this is the point at which PDS Construction would start working on the project.
After producing and agreeing a schedule of works, our team of craftsmen will start work on your project. This is often a case of clearing site, demolishing existing structures or setting out for foundations. At this stage drainage work is often also carried out. A building inspector from the local council will also call on site to inspect and sign off the work as it progresses.
After digging footings and pouring concrete the building work can properly start. As walls go up its usually a very exciting time for the clients.
As work progresses attention to detail is crutial to delivering high quality projects. Here we see new stone being produced and specially treated to ensure a perfect match to the existing. Features of the existing house are matched in the new work, like the curved and aged sandstone heads above.
On may projects there is a complicated sequence of works that needs to be followed, and this is where project management and careful coordination of trades as well as communication with the client is crucial.
Here a structural opening is being created into the existing kitchen, with steelwork installed.
After the steel work installation the roof has been constructed and finished, and the new bespoke roof lantern installed. To the right, bespoke timber windows have been installed under the stone heads and cills seen earlier before installation. A cast iron downpipe has also been fitted to match the existing house.
Electrics and plumbing are now installed, and the extension is plastered out. On the right underfloor heating is being installed.
A few days later the floor has been tiled and the kitchen install has started.
External spaces are important too, and our attention to detail extends into the garden, patios and outside finishes.
An natural sandstone patio and curved path is being laid in the garden, new steps have been built from reclaimed local sandstone and bespoke wrought iron handrails have been crafted in our workshop.
